One of the concerns with buying a resale home is that most buyers worry about major problems surfacing in the home after they have moved in. 

A home warranty offers coverage for certain things in a home. It is a great way to lift some of those worries. Most home warranty plans offer a one year coverage, and cover major concerns like plumbing, electrical, appliances, windows, doors, etc. You can also add additional coverage for items like pool, spa, a/c, limited roof coverage, and other items depending on the company used. 

When writing an offer with your Realtor, you can usually ask the seller to pay for a home warranty plan. However, this is an option for the seller and not a requirement. The Roberts Team strongly believe in having a home warranty plan, that when you sign up in our "Package Program" we offer to pay for your home warranty if the seller does not.
