When
making an offer consider the condition and features of the home.
Generally, your Realtor will run comps to show you the sales
activity surrounding the home you are interested in purchasing.
These comps will show a high and low end of what similar houses
have sold for.
Usually
the low end of what homes have sold for will have less upgrades
and features, and probably were in less than adequate condition
compared to a home that has sold in the high end of these comps.
If you find that the condition and features of the home are less
than adequate, but is priced on the high end of comps, it would
not be uncommon to offer a lower price that would better reflect
the condition of the home.
On
the other hand, if the property has lots of upgrades and better
features, and is in excellent condition, it may very well be
priced at or above the high end of the comps.
So,
be sure to consider these important factors with your Realtor
when writing up an offer to purchase your next home.
